Your full reservation (nightly rate + cleaning fee + 13% Florida lodging tax) is charged at the time of booking. All cancellation windows are measured against the property’s local check-in time (Central Time).
- 30+ days before check-in: 100% refund of everything paid.
- 14–30 days before check-in: 50% refund of the nightly rate; the cleaning fee is refunded in full; tax is refunded on the full amount returned.
- Fewer than 14 days before check-in: the nightly rate is non-refundable; the cleaning fee is still refunded in full; tax is refunded on the amount returned.
- 48-hour grace period: cancel within 48 hours of booking AND at least 14 days before check-in for a 100% refund, regardless of the above.
- Cleaning fee: always refunded in full for any cancellation before check-in (the cleaning never happened).
- Taxes: the 13% lodging tax is refunded in proportion to the amount refunded — we only remit tax on amounts we keep.
- Severe weather / evacuation: if a government authority issues a mandatory evacuation order or a hurricane/tropical-storm warning for the area that makes your stay unsafe or impossible during your dates, choose a 100% refund or a rebooking credit. (Does not cover general travel advisories or personal weather worries — we recommend travel insurance for those.)
- No-shows / early departure: no refund for unused nights once your stay has begun.
By completing payment you acknowledge and agree to this policy. Approved refunds are returned to your original payment method via Stripe, typically within 5–10 business days.
